Here's how activity across New Hanover, Pender, and Brunswick Counties compares to last week: 📊 This Week's Numbers: 🏠 Active Listings: 4,284 ⬇️ Down 6 from 4,290 🆕 New Listings: 239 ⬇️ Down 15 from 254 📝 Under Contract: 225 ⬆️ Up 33 from 192 ⚡ New & Under Contract: 30 ⬆️ Up 1 from 29 🔑 Closed Sales: 179 ⬇️ Down 33 from 212 ⏳ Average Days on Market: 66 ⬇️ Down 8 days from 74 💰 List-to-Sale Price Ratio: 97% ⬇️ Down from 98% 📈 What's Happening in the Market? The standout number this week is the 17% increase in properties going under contract! Despite fewer new listings hitting the market, more buyers are moving forward with purchases. Another interesting shift is the average days on market, which dropped from 74 to 66 days. That's the second consecutive weekly decline, suggesting the properties reflected in recent sales are moving more quickly. Meanwhile, closings fell nearly 16%, and sellers received an average of 97% of their asking price, down from 98% last week. 🍂 What Does This Mean for Buyers and Sellers? For buyers: With more than 4,200 active listings and a slightly lower list-to-sale price ratio, there may be opportunities to negotiate, particularly on properties that have been available longer. For sellers: The increase in contracts is encouraging! Buyers are still making moves this fall, but pricing and presentation matter. With plenty of competition, standing out is essential. The takeaway? October is ending with renewed contract activity, relatively stable inventory, and signs that buyers are finding opportunities.
