cameronteam 📊 Wilmington Real Estate Market Update – This Week + May Recap Here’s how this week compares to last week: • Active Listings: 4,069 ⬇️ (down from 4,126) • New Listings: 226 ⬇️ (down from 313) • Under Contract: 312 ⬆️ (up from 281) • New & Under Contract: 37 ⬆️ (up from 34) • Closed Sales: 263 ⬆️ (up from 214) • Average Days on Market: 79 ⬆️ (up from 64) • List-to-Sale Price: 98% ➡️ (unchanged) This week saw fewer new listings come to market, but buyer activity improved with more homes going under contract and more closings than last week - an increase of the latter being common for the end of the month. Active inventory dipped slightly, though it remains above 4,000 listings. Homes took a little longer to sell on average, while sellers continued to receive about 98% of their asking price. 📈 May 2026 Market Recap May was a month of growing inventory and steady buyer activity across New Hanover, Pender, and Brunswick counties. • Active listings increased from 3,956 at the start of the month to a peak of 4,126 before ending at 4,069. • New listings remained consistent, generally ranging between 280 and 313 per week. • Under contract activity stayed healthy, fluctuating between 281 and 374 homes weekly. • Closed sales were strong, highlighted by more than 300 closings during the middle of the month. • List-to-sale price ratios remained remarkably stable, holding at 98% most of the month. • Days on market fluctuated, but homes generally continued to sell within a similar timeframe. 👉 The big story in May was inventory. Buyers had more choices than they’ve had in quite some time, while sellers still benefited from stable pricing and consistent demand. As we move into June, it will be interesting to see whether increased inventory continues to create more opportunities for buyers or if summer demand absorbs the additional supply.
