cameronteam 🏡 Wilmington Real Estate Market Update | September 14, 2026 Inventory moved higher this week across New Hanover, Pender, and Brunswick Counties, while several measures of buyer activity eased from last week. 📈 Active listings: 4,153, up from 4,111 🏠 New listings: 235, down from 269 📝 Under contract: 235, down from 245 ⚡ New & under contract: 29, nearly unchanged from 30 🔑 Closed: 154, down from 182 ⏱️ Average days on market: 73, down from 77 💰 List-to-sale price ratio: Holding steady at 98% The biggest story this week is the contrast between rising inventory and slower incoming activity. Active listings increased by 42 even as fewer properties came on the market, while both contracts and closings declined. That gives buyers a larger pool of available properties to consider and makes positioning increasingly important for sellers. There was some encouraging movement in marketing time: average days on market fell from 77 to 73. And despite the week-to-week shifts, sellers continue to receive an average of 98% of list price, unchanged from last week. As we move farther into September, we’ll be watching to see whether active inventory continues to climb and whether contract activity picks back up after the late-summer slowdown. cameronteam 📊 Wilmington Real Estate Market Update – This Week The first full week of September brought modest declines across several measures of market activity. Here’s how this week compares to last week: • Active Listings: 4,111 ⬇️ (down from 4,141) • New Listings: 269 ⬇️ (down from 277) • Under Contract: 245 ⬇️ (down from 256) • New & Under Contract: 30 ⬇️ (down from 32) • Closed Sales: 182 ⬇️ (down from 283) • Average Days on Market: 77 ⬇️ (down from 79) • List-to-Sale Price: 98% ➡️ (unchanged) The biggest week-over-week change was in closed sales, which fell from 283 to 182. However, last week marked the end of August, when we typically see more transactions reach the closing table. That makes this week’s decline less notable than the raw numbers might suggest. Elsewhere, the changes were relatively small. Inventory dipped by 30 homes, new listings declined by eight, and under-contract activity decreased by 11. Homes that sold spent an average of 77 days on the market, two days less than last week. One metric continues to be particularly consistent: sellers received an average of 98% of list price, the same ratio we’ve seen week after week. 👉 As September gets underway, we’re seeing a slight slowdown in activity but no dramatic week-over-week shifts outside of the expected change in closings.
