This week's numbers reflect a slower holiday week, with fewer new listings and fewer homes going under contract. Even so, closed sales increased, as many transactions that were scheduled around the Independence Day holiday made it to the closing table.

Active inventory also declined this week, reversing the steady climb we've seen over the past several months. It will be interesting to watch whether this is simply a holiday-related dip or the start of a new trend as we move further into the summer market.

One constant continues to be pricing, with sellers receiving an average of 98% of their asking price.
