People in the U.S. love their furry friends. About 70% of all U.S. households have pets. That probably comes as no surprise. But what may be news to you is how large a role they play in the homebuying process.

Americans spend $1,163 a year on their pets, and nearly half of pet owners say they would move for better accommodations and amenities for their pets. If you’re thinking about moving and have pets, consider some of these important property features:

• Pet-proof flooring that holds up against urine and scratches, like luxury vinyl plank (LVP) flooring or tile.
• A tub or pet wash station (some local builders make this an option in their new builds).
• Easily-accessible windows so they can enjoy sunshine and a view of the neighborhood.
• A nook for their food bowls and toys, so household members and visitors won’t trip on them.
• A room where you can hide a litter box and/or isolate a pet comfortably (from visitors or during illness).
• A fenced yard with grass, preferably a privacy fence that larger dogs can’t scale.
• A dog park in or near the community.

Also, keep in mind that animals often have trouble climbing stairs when they become seniors. To allow them more independence and the opportunity to stick close to their bonded human, it may be best to stick to a one-level home or a house with second-level rooms they won’t miss out on visiting, if you are unable to carry them.
