The subdivision of Grayson Park is located off Futch Creek Road in the Porters Neck area of Wilmington, NC, and is not to be confused with the larger community located in Leland, NC. This community has around 38 homes built in the early 2000s and consists of a single street that ends in a cul-de-sac. Lots are a quarter to half-an-acre in size and most of the homes are 1-story with a finished room over the garage. Each home has a front-facing two-car garage, covered porch, and a mix of brick and vinyl on its exterior.

Homes range from 1,500 to 2,500 square-feet with 3-4 bedrooms and 2-3 baths. Floor plans are open concept with the kitchen, living room, and dining area sitting open to each other. Common interior features include corner fireplaces, vaulted ceilings, laminate wood flooring, wrap-around kitchen counters, and master suites with walk-in closets, tile flooring, double-sink vanities, garden tubs, and separate showers. Rear patios and fenced back yards are relatively standard. Some of the homes have special upgrades, like sunrooms, screened porches, and rear decks.

Grayson Park does not have a homeowners' association or amenities, but it's located a short drive from area shopping and dining. It's also just 7 minutes from Marsh Creek at Scotts Hill Marina, which offers dry boat storage and wet slips.
