Topsail Reef

Topsail Reef is an oceanfront condo complex located at the northern-most point of North Topsail Beach, North Carolina. The community consists of 8 buildings of 1 or 2-bedroom units, many of which have balconies with gorgeous ocean views. One-bedroom units are a little more than 500 square feet, and two-bedroom units are around 800. Each Topsail Reef unit has the same number of bathrooms as bedrooms (less fighting over who has been in the shower too long).

Many owners choose to use their condo as an investment property, renting it to vacationers in the summer months and potentially for longer periods in the winter. There are a number of agencies in the area that will manage rentals for owners, eliminating the plethora of headaches that can arise from day-to-day operations. Additionally, most of the required monthly expenditures are included in residents' HOA dues. HOA fees include maintenance of common areas, grounds, and building exteriors; flood and master insurance; pest control; and sewer access, meaning owners have far less hoops to jump through when it comes to the upkeep of their unit.

In addition to maintenance and insurance, there are several other desirable amenities at Topsail Reef. Residents enjoy on-site laundry facilities, oceanfront BBQ grilling areas, and tennis courts. HOA dues are used to maintain all of these amenities and keep them looking their best. And of course, there is always the added benefit of having private beach access. Residents can enjoy the sun and sand without having to fight the crowds or search for parking. And outside of the Topsail Reef community, residents find plenty more to explore in the cozy beach town of North Topsail Beach. The town has plenty of local shops, restaurants, and attractions to visit.
